Once the homeowner has selected the lot, we will work with them to build their forever home! Our Custom Home Building Process
Here is a step-by-step guide from initial consultation to project completion:
Consultation and Design
When starting a custom home project, we are typically not involved in purchasing a property. Once a homeowner has settled on the property and reached out to us, we will schedule a site visit to meet the property owners to discuss budgets and ensure we are a good fit for you. Once we establish the budget, we will then schedule a second meeting with the architect and a civil engineer. The civil engineer will establish where the home can be placed on the lot, and they will also make sure we follow township guidelines.
Site Evaluation and Preparation
When designing a home, you must establish the township requirements for a stormwater management system for the water runoff and the property offsets. That determines the size of the house you can build. We will also have a civil engineer during our second meeting with the homeowner and architect. The civil engineer will establish where the home can be placed on the lot, and they will also make sure we follow township guidelines.
Permitting and Compliance
Every township/county has different requirements, making every project slightly different. From the start, we will meet with the township inspectors and design everything within the code book to ensure your blueprints get approved.
Construction Phase
Once the lengthy design and permitting process is completed, we can finally break ground and install the required stormwater management system. After that is completed, we will frame the house, install the OSB plywood, and install hydrogap water-resistant paper.
Afterward, we will install the windows and roof shingles to ensure you have a sealed-off house so there is no chance water will damage the wood materials. Building homes is a long process, so once the home is sealed, we will have the electricians, plumbers, and HVAC contractors do their portion of the building process.
Then, the entire house will be drywalled, the paint primer will be installed, and we will paint all the ceilings, walls, and trim throughout the home. After painting, we will install your flooring and kitchen cabinets without the risk of getting paint on them! Finally, we are in the home stretch of completing this: installing all the beautiful appliances and touching everything up to ensure everything is up to our high-quality standards.
Design Flexibility and Customization
During custom home building services, the homeowner chooses every detail. The exterior design includes the style of windows you like, the color of the windows you want, and whether you wish to grids in the glass windows. Then, you decide what material to install on the exterior walls, such as stucco, fiber cement siding, or vinyl siding. There are endless options, so custom building a home is hard. Still, Kenny Construction Group will provide samples of any option you like!
Once we have figured out the exterior options, we will move on to the interior options, such as kitchen cabinets, flooring options, paint colors, bathroom vanities, and lighting. This is the hardest stage of building a home because every homeowner has a different taste, and that is okay because we have all of the resources to ensure you get everything you have dreamed of!
